Checking All the Pieces: An Interview with Jigsaw Home Inspections, LLC

Please describe a little bit about your company and the services you offer.

Jigsaw Home Inspections, Inc. celebrated its Tenth Anniversary this past March. We are based in Middleboro, MA and serve all of Rhode Island and Eastern Massachusetts. Our services include Pre-purchase Home Inspections (for home buyers), Pre-listing Home Inspections (for sellers), Home maintenance inspections, New Construction Inspections, Indoor Air Quality (mold) Inspections, Radon Air & Water testing, Water Quality & Quantity testing, and more.

What is your position at Jigsaw Home Inspections?

Is it best to have the homeowner there during the inspection?

There are advantages and disadvantages to having the homeowner present. The advantages are being able to ask questions regarding ages of components, any quirks that might exist in systems, and any operational "tricks" to starting a system. If we find an unsafe condition, we can alert the home owner immediately and make them aware of the danger.

The disadvantages are not wanting to embarrass the homeowner when an issue is found that could have been prevented by simple common sense. It's always easier to be able to speak freely about any deficiencies and the options that are available to the client.

While it's not required, we highly recommend the prospective homeowner attend the Home Inspection. We encourage questions from the client and feel he or she will have a much better idea of the condition of the home by attending the inspection and personally observing the Home Inspector's findings.

How has your experience in home building and remodeling helped you in the Home Inspection industry?

By having personally built many homes over thirty years, I have a much better insight into what may have caused the deficiencies that show up during Home Inspections as well as how to correct them and prevent them from happening in the future.

My remodeling experience has been helpful in identifying deficiencies and their causes that are found in many older homes including antique homes.

Which optional services do you find of the most importance? Mold Inspection? Radon Detection? Why is this?

All of the above and more. Mold is almost always due to uncontrolled moisture and can cause health issues in people with asthma, allergies, or who are immuno-compromised. Those people who are in good health, if exposed to certain mold species long enough, will develop symptoms and illnesses that they would not otherwise develop in a "healthy home".

Radon is considered to be the second leading (See epa.gov-radon) cause of lung cancer, second only to smoking. Need I say more?

Why should customers choose your services over other comparable companies?

While there are many other reputable Home Inspection firms in Rhode Island and Massachusetts, Jigsaw Home Inspectors are all members of ASHI (The American Society of Home Inspectors) and are held to ASHI Standards of Practice, not the least of which is our continuing education requirement of 20 hours per year. We average around 35 hours per year.

We are available for scheduling your Home Inspection at almost any time, and your call is answered by a professional who can answer any of your Home Inspection questions at that time.

We perform Home Inspections six days a week (never on Sunday) and can usually accommodate your schedule.

We deliver a computer generated report within 24-48 hours of the completion of the Home Inspection, complete with detailed explanations and photos.

We are available for free telephone consultation for as long as you own your home and we take communication very seriously.

What happens if you find a problem in my home?

To begin with, if there is a problem in the home, we want to find it. You would want to discuss the problem with your realtor who can advise you to:

- If the problem is insurmountable, (most are not) walk away
- Ask the current owner to repair the problem
- Ask the current owner for a price reduction to cover the cost of repair
- Do nothing. While the problem may or may not be significant, you may feel comfortable dealing with it yourself

What are the most common mistakes made in the home inspection process?

Probably the most common mistake made is not establishing realistic expectations. Home Inspectors do not have X-Ray vision, cannot predict the future, and unless specifically brought to our attention, do not know the history of the home or the surrounding area.

The Home Inspection is a snapshot of the condition of the home on the day of the Home Inspection. There is always a certain amount of risk in purchasing a home. The Home Inspection is designed to minimize that risk.
